I run a storage business in Thompson, ND, and this is the software that runs it. Your property gets drawn to scale on one screen. Green means paid, amber means due soon, red means overdue. Click a space and the customer's record opens. Hook up Stripe if you want online payments to update the map by themselves.

BayRoster is $60 a month for the public website for your property, the hosting under it, and the software behind it as one bill, plus a setup fee quoted once for your property. Adding spaces or office users never raises it, and there's no marketplace commission.

PineRoster: Seasonal Campground Management
A dedicated campground product for long-term sites, with the property, people, agreements, payments, and openings kept together.
PineRoster is built for campgrounds that rent by the season or month, not for nightly reservations. It combines a to-scale property map with guest and rig records, payment status, agreements and renewals, inquiries, waitlist and vacancy matching, reminders, optional electric metering, and private guest statement links. Optional card payments can extend a guest's paid-through date directly or through a ledger balance, and card-on-file autopay stays off until the owner turns it on.
PineRoster is $60 a month for your campground website, the hosting under it, and the software behind it as one bill, plus a setup fee quoted once for your property. That covers upkeep, email, software upgrades, and the small site changes you ask for along the way. There is no per-site charge and no license fee.

Your business records stay in plain files you can export and read. BayRoster and PineRoster are $60 a month each for the website, the hosting, and the software on one bill, and neither charges per space or per person in the office. HaulerHQ is self-hosted with no monthly software fee. Nothing phones home to a license server in any of them.
